Cardiff is not one building market. What a job costs and how it is built changes noticeably between the inner terraces and the outer suburbs, and the survey tells us which one we are in long before the design does.

• Inner terraces — Roath, Canton, Cathays, Grangetown. Solid walls, suspended timber floors, shared party walls on both sides, and rear outriggers that shape what an extension can be. Party Wall notices are the norm rather than the exception here.
• Interwar and 1930s suburbs — Whitchurch, Llanishen, Heath, Rhiwbina. Cavity walls, hipped roofs, generous plots and the side access that makes a build far easier to run.
• Later estates — trussed roofs, shallower foundations, and modern services. Predictable to work on, with fewer surprises once the floor comes up.

The council you are dealing with

Cardiff Council is both the planning authority and, for most people, the building control body. The two consents are separate: plenty of work needs no planning application but still needs Building Regulations approval and a completion certificate. Cardiff also has a number of conservation areas where permitted development rights are restricted, and the boundaries do not necessarily follow what you would guess from the street.

The practical constraints

On the inner terraces the real constraints are access and storage. Permit parking, no rear lane, and a narrow hallway decide how materials arrive and where a skip can legally stand — a skip on a public highway needs a permit from the council, and that is arranged before the job starts rather than on the morning. In the outer suburbs, side access usually removes the problem entirely, which is one of the reasons the same extension can be priced differently a few miles apart.

What we are asked for most in Cardiff

• Rear and side-return extensions on the inner terraces, usually to open up a dark galley kitchen and connect it to the garden.
• Rental and shared-house refurbishment around Cathays and Roath, where the driver is compliance and durability rather than styling — fire doors, interlinked alarms, hard-wearing finishes and a specification that survives a change of tenants each year.
• Period repair — sash windows, cornice and lath-and-plaster ceilings, front boundary walls and original tiled paths, which are worth restoring rather than replacing on these streets.
• Whole-house renovation in the interwar suburbs, where the layout works but the services, insulation and finishes are all at end of life together.

The one thing worth flagging early on an inner-terrace job is the neighbours. A side return or a loft affects the house either side, and the Party Wall process runs to a statutory timetable. Serving notice early is the single easiest way to protect a start date.
