Steep plots and valley terraces

Pontypridd and the surrounding valleys have some of the most demanding sites we work on, and almost all of the difficulty is in the ground rather than the building. A house set into a slope behaves differently from the same house on a level plot, and the price reflects that honestly rather than as a surprise later.

• Retained ground. Rear gardens frequently sit well above the house. Any extension has to deal with what is holding that ground back, and that is structural work with drainage behind it.
• Access. Narrow terraced streets on a gradient, often with no rear access at all, means materials come through the house. It changes the method, the protection needed inside, and the time.
• Foundations. Made-up ground and variable depths are common on valley sides. Trial holes before pricing are worth far more than an optimistic assumption.

Pontypridd falls under Rhondda Cynon Taf, a different authority again from Cardiff, Caerphilly and the Vale, with its own plan and its own conservation areas. Where a site involves retained ground, watercourses or made-up land, expect more scrutiny of the structural detail than a flat suburban plot would attract — which is reasonable, and easier to satisfy if the calculations are done properly the first time.

Water

Valley sites shed a lot of water quickly, and parts of the area sit near watercourses. Where surface water goes is a design question rather than an afterthought, and on some plots it is the item that decides where an extension can go at all.

Storm and emergency work

The valleys take the worst of the weather, and a meaningful share of what we do around Pontypridd is reactive: making a property safe after a storm, then repairing it properly once it is dry. The common calls are slipped or lifted roof coverings, water coming in at a chimney or valley, blocked or overwhelmed gutters causing internal damp, and retaining structures moving after prolonged rain.

The useful thing to know is that make-safe and repair are two different visits with two different prices. Getting a tarpaulin on and the water stopped is the priority; doing the full repair in the dark and the wet is how you end up paying twice. Retaining walls after heavy rain

A retaining structure that has stood for decades can move in a single wet winter, usually because the drainage behind it silted up years ago and nobody could see it. Bulging, stepped cracking and a lean that has appeared recently are the signs worth acting on. Rebuilding with proper drainage behind costs more than repointing the face, and it is the only version that lasts.
