Plumbing splits into two quite different jobs: things that have gone wrong and need stopping today, and planned work like a bathroom or a boiler replacement that needs designing before anyone lifts a floorboard. We handle both, but they are priced and scheduled differently, so it helps to know which one you have.

Planned work

• Bathroom and en-suite installations — including the tiling, electrics and extraction, not just the pipework.
• Wet rooms — where the tanking and the floor falls matter more than the fittings you choose.
• Boiler replacement — combi, system or heat-only, sized to the property rather than to the old appliance.
• Heating upgrades — rebalancing, new radiators, thermostatic valves and zoned controls.
• Unvented cylinders — which need a separate G3 qualification to install or work on.

When a boiler is worth replacing rather than repairing

A boiler that needs one part is usually worth fixing. The picture changes when parts are becoming difficult to source, when the appliance is short-cycling, or when it is oversized for the property and running inefficiently. We would rather tell you a repair makes more sense than sell you an appliance you did not need — and if the existing system has never been power-flushed, that is often the first thing to look at.

Gas work and certification

Anything involving gas is carried out by a Gas Safe registered engineer, and a new appliance is commissioned and logged with a Benchmark record. Keep that record: it is normally required for the manufacturer's warranty to remain valid, and you will be asked for it when you sell.

Timescales

A straight boiler swap in the same position is often a day. Moving the boiler, or changing from a heat-only system to a combi, is usually two to three. A full bathroom — strip out, first fix, tanking, tiling, second fix and decoration — more typically runs one to two weeks depending on the size of the room and whether the floor needs attention. We give you the sequence up front so you know which days you will be without water or heating.
