Domestic electrical work is notifiable under Part P of the Building Regulations, which means most of what happens in your home has to be certified by a qualified electrician and registered with a competent-person scheme. Our electrical partners are certified installers, and every job leaves you with the paperwork you will need if you sell, remortgage or let the property.

What we are usually called out for

• Consumer unit upgrades — replacing an old rewireable fuse box or a board with no RCD protection with a modern unit fitted with RCBOs.
• Full and partial rewires — typically on properties still carrying rubber, lead or fabric-sheathed cable.
• EICRs and landlord reports — a condition report on the existing installation, with any C1 or C2 items priced separately so you can decide what to do.
• Fault finding — tracing a circuit that keeps tripping, rather than swapping parts until it stops.
• Lighting — downlight layouts, kitchen task lighting, garden and driveway lighting.
• EV chargers — including checking whether the existing supply and earthing arrangement can carry the load before anything is ordered.

Signs a rewire is worth pricing

Age alone is not a reason to rewire. What matters is the condition of the cable and the protection at the board. Black rubber or fabric-covered cable, a fuse box with rewireable fuses, no RCD, sockets mounted in skirting boards, or a persistent smell of hot plastic near a socket are all reasons to have the installation tested before you spend money on decorating.

How long it takes and how disruptive it is

A consumer unit change is usually a single day with the power off for most of it. A rewire on a three-bedroom house more commonly runs to one to two weeks, and it is chased into walls, so plaster repairs and redecoration follow. If you are already planning a kitchen, bathroom or loft project, doing the electrical first-fix at the same time avoids cutting into finished surfaces twice — which is the main reason people ask us to coordinate the trades rather than book them separately.

Before you get quotes

Ask for the scheme registration number, ask whether the price includes making good the plaster, and ask what certificate you will be issued at the end. Quotes that look far apart usually differ on those three points rather than on the electrical work itself.
