Nearly every kitchen we quote in the town starts with the same question — whether to work within the room or take a wall out.
Lowest cost, quickest, and often the right answer. New units, worktops, appliances, flooring, lighting and extraction, with the services staying broadly where they are. In a well-proportioned kitchen this delivers most of the benefit for a fraction of the disruption, and it is the option we recommend more often than people expect.
Opening a galley kitchen into the dining room transforms how the ground floor works, but it is structural. It needs a calculated steel, Building Control sign-off, and on a semi it may need a Party Wall notice served on your neighbour with its own statutory notice period. Budget for the making good as well as the opening — ceilings, floors and skirtings all meet differently afterwards.
A lot of Barry houses have a single-skin rear addition holding the kitchen. They are cold in winter, prone to condensation, and frequently have a flat roof that has outlived its covering. Fitting a new kitchen into one without addressing the fabric is the most common false economy we see here. Insulating, re-roofing or rebuilding costs real money, but it is the difference between a kitchen that lasts and one that grows mould behind the units within two winters.
Barry sits on the Channel and the air carries more moisture than it does inland. Combine that with a cold rear addition and a recirculating hood that only filters and vents back into the room, and you get condensation on the coldest wall — usually the one behind the units where you cannot see it until it is a problem. We would rather duct an extractor properly to an outside wall than fit a better-looking one that only filters.
If a room has a history of damp or black spotting, say so at the survey. It changes the specification, and finding out after the units are in is expensive.
We price after a survey rather than from a plan, because on this housing stock the floor and the services decide more of the number than the units do.
